Off market Boat and RV/Flex space in a great area in KY. I actually have a good friend that owns a facility in this town and I’ve tried to buy one as well. These buildings are newer with the oldest one being 2019 and then other ones being built in 2022 and 2023. There’s a total of 37 extra large units. The owner currently remotely manages it. All units have electricity and one unit is insulated with an automatic door that the seller uses personally. Somerset is a great boating and camping area with lots of lakes. There’s a 3% population growth projected which is nice, $46,000 median income and these are some of the largest units in the area with electric.
To be most successful on this, I would recommend setting up a website so people can rent online as well as marketing to some of the marinas in the area. He was full every year up until this year and has about 6 to 8 vacancies at this point now. You could definitely spruce up the Google my business page as well as market it not only to boat an RV but to contractors for flex storage.
