Located a mile from Stetson University, this house is really as easy as they come. The house is already in very clean condition. Currently it is occupied but will be vacant at closing.
Flooring is tile throughout already, baths will need a little bit of work but not much and ac is in great condition. The work that needs to be done consists of paint, maybe granite in the kitchen, appliances, and some cleanup/fixtures. The roof was recently reshingled as well but roof has a few divets in it still. I don’t think this will be an issue. You should be in and out of this house quick for very little money.
You have comps that are smaller and not rehabbed selling between 145k and 155k. I see no reason that you can’t get 155k to 165k.
