Flip or keep it! Home is currently occupied with a long term tenant on a month to month lease that has an interest in buying the home. They have been there and pay $1100/mth. The home could rent for several hundred more. This is a block 4/1.5 with a converted garage bringing sq. footage to about 1400 sq ft. The home just had a 4pt inspection last year and showed the roof to have about 5 years left. The ac in good working order and the electrical panel is good but it 100 amp service. The inspector said it is sufficient for the house but I would update if i flipped it. From what I am told per the seller, the home needs updating and paint inside but nothing major. Comps on this one are in the $175-$185k range and the renovation numbers should be about $25-30k so either way this one works.
