Small and easy rehab. All of the comps we used are similar in size and bed/bath count. The roof is a year old, it was painted a year ago, along with a new AC a year ago. The property is currently rented as it sits, but will be vacant at closing. You will need a cosmetic rehab to turn this one around for the retail market. Closing is scheduled for November to give the tenant time to vacate. We feel the ARV is a good average, but you could definitely get more with the right rehab.
