You can replace the roof, windows, ac and lipstick for a rental or update the kitchen and baths plus some yard cleanup for a flip. Rehab on a flip will be $35-$40k depending on what you do but a lot of things can be saved in the house. Tile floors and bathrooms are OK for a rental and even possibly a lipstick flip but to get the max value of $165,000 or so, they would need to be updated. Also garage is enclosed but not sure if it’s permitted, could add 312 sq ft to property.
1820 Palmer was a 3/2, 1026 sq ft and sold for $159,900 and was clean and updated but older kitchen and baths
108 Camino Cir was a 2/2, 1199 sq ft on a little nicer street, but NOT updated and sold for $172,500
1929 Linda Ave was a 3/1.5, 1300 sq ft and was clean but dated and sold for $147,500 on an inferior street.
