A lot of the comps we have attached in the pictures are not rehabbed and/or do not have a pool. Both Centennial and 1178 Lavonne have pools, but were not rehabbed. They sold for 283/sf and 260/sf respectively. Cypress and Powderhorn both had some upgrades but don’t have a pool.
The seller cannot close until the end of May as he is moving out of state, so with a quick rehab, you should be able to get this on the market during the summer.
