There are comps on houses in the $200-$450k range with about 2 miles( usually I don’t go out that far but up there, all the area is same) and vacant lots with no infrastructure and without impact fees paid for $30-60k that are under 1 acre. There is a manufactured home on 4751 Pine Needle that was built in 1999 and was 1574 sq ft, renovated and sold for $180k on 1.25 acres and just close 6/25/20. 4194 Hog Valley was a 1993 MH that was 1344 sq ft and on 1 acre and sold for $150k on 5/29. Ours in a bigger lot with a few extra buildings.
There is a lot of demand it seems to bring in a used MH for $20k, clear out the old one, and get a quick and easy profit.
